- Soi 7 Plaza
         Most likely to disappear in the near future.   Opportunistic Bar Areas are at the mercy of the landowners, not the primary lessees.   Landowners have used legitimate and illigitimate means to rush close-downs of Opportunistic Night Entertainment Areas in the past.   Soi 7 Plaza could disappear anywhere from 6 months to 2 years from now.   Previous examples of Opportunistic Night Entertainment Areas that have disappeared - often suddenly, and on occasion, quite acrimoniously :
      - Soi Zero,
      - Clinton Plaza,
      - Asoke Plaza/Corner,
      - Easy Square on Soi 22,
      - Queen's Park Plaza on Soi 22,
      - Sukhumvit Square,
      - 13 Night Market,
      - Washington Square,
      - Sukhumvit 1 Plaza.

- Soi Cowboy
- Nana Plaza
         Soi Cowboy and Nana Plaza are likely to be on the Bangkok Scene for the long haul.   They are in definable, contiguous areas, not in danger of scrutiny from do-gooders like Khun Purachai in the past.   These areas have not been in 'redevelopment' discussions in recent times - and now showing massive resiliency in the post-Covid period.

- Soi Ambassador (Soi 11 Sukhumvit)
         Soi Ambassador is the fastest growing Expat Night Entertainment Area in Bangkok - taking advantage of the newly popular "Clubbing"climate.   It is anticipated that further growth will be observed once the redevelopment on the West side of the Soi is completed.

- Soi 8 Sukhumvit
         Soi 8, while not currently a Night Entertainment Area of "critical mass", with a few more lounge bars, pubs or clubs, it would become a 'destination' rather than a 'dinner and drinks' soi.   Soi 8 has been slowly growing, barely slowing down during the Covid era - we anticipate it has a long future ahead of it.

- Soi Dead Artists - (Soi 33 Sukhumvit)
- Soi 22 Sukhumvit
         These two Sois, while hanging by a thread to the true definition of a "Night Entertainment Area", will be around for the long haul.   Neither boasts a 'contiguous' centralized entertainent center, both do most of their Nightlife entertaining on the side-sois.   They are likely to see minimal growth now that Covid has subsided, but for the most part, they will remain stagnant - bars continuously opening and closing down for the long term.

- Soi Nana - (Soi 4 Sukhumvit)
          As with Soi 22 and Soi 33, Soi Nana does not have a single centralized entertainent center (other than the few bars around Nana Plaza / Nana Hotel).   The cluster of bars and massage parlors that once existed in the Rajah Hotel (now Maison Hotel) have not come back after the renovations, leaving only Hillary and Angels.   Soi Nana, likewise is also likely to see only minimal growth now that Covid has subsided, and for the most part, will remain stagnant - bars continually opening and closing down for the long-term...

- Patpong 2
- Soi Katoey - (Soi 4 Silom)
         These three Night Entertainment Areas have two things in common - they rest on private (family owned) land (for the most part), and the structures are very old.   As early as the late 1970's, and every few years since then, there has been talk of redevelopment into commercial structures.   And it is only a matter of time before those old structures come down.   Some have estimated a remaining lifespan of 5 years.   This is a fair, reasoned estimate.

         Patpong 1 had long been spiralling downward, the full extent of its collapse was exposed in a most visual manner when the Pandemic hit and the Street Market disappeared.   Patpong 1 has been tediously slow in coming back after Covid.   During the Pandemic, several of the substantial Nitespots have disappeared and not reopened : Madrid, SuperStar, Lips, Safari.   The few bars that have opened since Covid appear as bright lights on an otherwise darkened Soi.   Patpong 1 is a long way from returning to a "critical mass", its custom remains the scant overflow from Patpong 2.   For Patpong 1 to be 'reborn' it will require a substantial rescue package of big money and people willing to gamble on opening new Venues.

         Patpong 2 appears to be holding its own in the post-Covid era, with new and reopening Nitespots.   Both the straight bars (Silom side) and the gay half (Surawong side) seem to be doing moderate business during this rainy season.   The Patpong Museum provides an 'anchor' of sorts, giving the Soi a much needed aura of permanence.

         Soi Katoey (often mistakenly called Patpong 3 in earlier times) is owned by a different family.   As recently as 2 1/2 years ago a major Thailand brewery made an offer to buy the land for redevelopment (similar to what went down at Soi Twilight on Surawong Road).   So far, nothing has come of it - a wait-and-see item.

- Soi Eden - (Sukhumvit Soi 7/1)
         Although Soi Eden has rebounded somewhat from the Pandemic, it is still not up to full speed, and there is no 'motive force' to bring it up to par with Soi 11 just around the corner.   This is another bar area existing in now-very-old structures facing Lower Sukhumvit Road where property prices are sky-high.   It is next to a very large new commercial redevelopment project on the corner of Soi 7, which some are saying is "the handwriting on the wall".   It is most likely this Night Entertainment Area will be gone in another 5 years.

         Wherever major redevelopment occurs, only two things are certain - you will find graffiti and at least a few bar beer shacks.   Should the space be sufficient, and the redevelopment project has been stalled for whatever reason, we are likely to find an 'Opportunistic' Night Entertainment Areas pop up.          As far as permanent Night Entertainment Areas opening up in the future, there is virtually no chance of this happening.   Finding a location suitable for Nightlife that won't disturb either the adjacent residents (or the authorities) in a location not too-out-of-the-way (where zoning permits entertainment licenses), while finding investors with the kind of cash required in today's market, would be next to impossible.   The one spot, already in existence (that currently has mostly outdoor restaurants and bar beers in limited quantities), which could evolve into a permanent Night Entertainment Area is W District at the top of Sukhumvit Soi 71 - worth keeping an eye out...
